Cover New Detached ADU: The Los Angeles Owner’s Guide

Most owners notice the failure the same way: a door that no longer seals, a panel that has warped out of true, or a utility connection that trips more often than it used to. Which Cover Models This Applies To
Cover’s new detached ADU line has changed in meaningful ways between 2019 and 2025, and the parts are not always backward-compatible. The earlier units used a steel-framed wall cassette with panel clips at 16-inch centers; the newer ones use a narrower profile clip at 12 inches. If you have a unit from 2021 or earlier, measure the panel seam: a 1/2-inch seam means the older clip system, a 3/8-inch seam the current one. The model label lives on the interior face of the utility chase, usually above the electrical panel, and it will read something like “CV-ADU-240” or “CV-ADU-360.” That number is the fastest way for us to pull the right part, and we ask you to photograph it before we arrive.

For Cover specifically, we use OEM parts when the component interfaces with a warranty-covered system: door seals, window glazing beads, and the proprietary panel clips. For everything else, from utility boxes to weatherstripping, a good aftermarket part often matches or exceeds the original at a fairer price. We’ll tell you which is which on the written estimate.
Signs Your Cover New Detached ADU Is Failing

- Door binds after the unit settles. Los Angeles clay soil expands and contracts with the rain cycle, and a Cover ADU on a shallow foundation can shift enough to pinch a door. The underlying cause is usually a misaligned threshold plate, not the door itself.
- Panel joint opens up at the corner. This is the clip fatigue failure we see most often. The corner clips carry the most wind load, and after a few Santa Ana seasons they can work loose. Left alone, water follows the gap and the panel edge starts to swell.
- Utility chase door won’t stay latched. The latch on the utility chase is plastic and fails at the spring tab. It’s a five-minute swap, but it’s also the part that gets ignored until the door hangs open and the panel behind it takes sun damage.
- Mini-split head drips onto the wall panel. This usually isn’t a Cover part failure; it’s the drain line sagging behind the wall cassette. But if the wall panel has absorbed water, the panel’s edge seal is compromised and needs replacement before the core degrades.
- Electrical outlet works intermittently. The wall cavities in a Cover ADU are tight, and the factory wiring can rub against the steel frame over time. An intermittent outlet is often a chafed wire at a grommet point. This one needs a licensed electrician, not a handyman.
Replacement Cost & What’s Included
In Los Angeles, our installed prices for Cover new detached ADU part replacements break down like this:
- Panel clip replacement (per corner): $180-$260 installed, including removal of the failed clips, inspection of the seam seal, and new fasteners.
- Door seal and threshold adjustment: $220-$340 installed, including re-shimming the threshold to the current frame plane.
- Utility chase latch and door re-hang: $140-$200 installed.
- Panel edge seal replacement (single panel): $300-$500 installed, depending on panel access and whether the panel must be pulled to reseat the clip line.
- Electrical diagnosis and repair at the wall cavity: $350-$700 installed, depending on access and the extent of the wiring run affected.

DIY or Call Us?

Some of this you can safely check yourself. You can photograph the model label, measure a panel seam, and test whether a door binds by watching the reveal gap as it closes. You should not take a panel off a Cover ADU yourself. The wall cassettes are under load, and releasing a corner clip without bracing the adjacent panel can let the panel drop. The electrical work is not a DIY job, full stop: a chafed wire in a steel framed wall cavity is a fire hazard until it’s found and fixed by someone licensed. A Cover ADU panel clip typically lasts 6 to 10 years in Los Angeles, but the corner clips wear faster when the unit gets direct afternoon sun and repeated Santa Ana wind cycles. If your unit faces west and sits on an exposed lot, expect the corner clips to be the first thing you replace.

Most swaps take between one and three hours on site. Panel edge seal work takes longer because the panel must be braced while the old seal is cut out and the new one set. We’ll give you a fixed time window when you schedule.
