We price the job, not the hour. Before anyone touches anything, you get the full price for the specific work in writing - no hourly meter, no membership to join, no financing to sign, and no line items added afterwards. If the number isn’t right for you, the estimate is still free and you owe us nothing.
How We Price ADU Work
Every Ellery ADU project is priced job-by-job off a free written estimate. There are no hourly rates, no plans to join, no subscriptions, nothing to sign up for. You call, we assess your specific site and scope, and we hand you a written number before a single crew member shows up to do any work.
That is Haven Standard, Clause 1. It is not a promotional offer – it is the only way we operate. The number on that estimate is the number on your invoice. If we find something during the project that changes the scope, we stop, document it, and re-quote before we continue. The price does not move while you are not looking.

What a Visit Actually Costs You to Find Out

Nothing. The estimate visit is free.
When we come out, we assess your site, your existing structure if a garage conversion or interior conversion is involved, your utility access, and your local jurisdiction’s setback and permitting requirements. That is real work, done by someone who knows what a permit set requires. At the end of it, you receive a written estimate with a documented scope – not a ballpark, not a range with a footnote. A number.
You are under no obligation to move forward. If you say no, you walk away with more information than you had before we arrived, and you paid nothing for it. That is the visit. That is what it costs.
When People Usually Call Us
ADU work follows a pattern. The two most common moments are: right after something clarifies the plan – a new city ordinance passes, a permit queue shortens, a family situation changes – and right before the season when construction stalls. In most markets, the practical build window runs from late winter through early fall. Homeowners who want to be under roof before the weather changes tend to call in January and February. Homeowners reacting to a life event – a parent moving closer, a tenant opportunity, a property sale on the horizon – call when that event happens, regardless of season.
Both timelines are fine. A garage conversion that starts in March and a new detached ADU that breaks ground in May both get the same written estimate, the same permit coordination, and the same 365-Day Done Right Promise. The season does not change the standard. What it changes is how much runway you have for the permitting queue – and in most jurisdictions, that queue alone runs eight to fourteen weeks, independent of anything we do. Calling early gives that process time to work.

The estimate is free because it is the mechanism we use to earn the job – not a loss leader with conditions buried in the fine print.
Do you offer financing or a monthly plan?
We do not. Ellery prices each project off a free written estimate, and that is deliberate. Financing products, payment plans, and membership tiers all add cost and complexity to a transaction that is already significant. Our model is simpler: you see the full price in writing before any work begins, and that is the price you pay. If cost is a question, the answer is the written estimate – it is the only number that is specific to your project and your site.
Can I combine two offers?
One offer per household per project visit. The written estimate, the documented photo record, and the 365-Day Done Right Promise apply to every job regardless – those are standards, not promotions. Does the price change once you are on-site?
No. The written estimate is the price. If we encounter something during the project that was not visible or accessible at the time of the estimate – a structural condition inside a wall, a utility conflict underground – we stop, document what we found with photos, and present a revised scope in writing before continuing. You decide whether to proceed. Nothing additional happens without your sign-off on a new written number.
