Site prep and utilities are the foundation-stage work, so the part of the James Hardie system that matters here is the exterior envelope it supports: HardiePlank lap siding, HardiePanel vertical siding, HardieTrim boards, and HardieSoffit. The compatibility question isn’t the siding profile itself. It’s the water management details that sit at grade: the required 6-inch clearance between the bottom edge of James Hardie siding and finished earth or pavement, the 2-inch clearance over a hard surface roof, and the spacing of the first course of siding to the weep screed under a stucco mix. In Los Angeles, where we build on slab-on-grade pads after trenching through hardpan or, in some hillside pockets, decomposed granite, getting that first course elevation wrong creates a recurring rot vector that no amount of paint addresses.

If you already have a partially built James Hardie shell, the part to match is your existing series: Original HardiePlank, HardiePlank Select Cedarmill, or the ColorPlus factory-finished line. The ColorPlus boards carry a 15-year finish warranty and require specific flashing tape and sealant compatibility at butt joints.   • Standing water against the foundation or siding line after rain. This almost always traces back to a missing or incorrect swale in the site grading, or a downspout that dumps within 3 feet of the ADU. In Los Angeles, intermittent heavy rain makes this easy to miss for five or six months, then the damage shows up all at once.
  • A gas line that won’t pass inspection. LADBS requires a specific pressure-test protocol on new gas branches. We regularly open walls on retrofit ADUs and find lines sized for a single appliance feeding a full kitchen and laundry, which fails on both code and function.
  • Low water pressure inside the ADU while the main house runs fine. This points to the lateral line from the house meter being undersized, or the city supply being split incorrectly at the meter. Either way, it’s below-grade work, and running a half-inch line when the ADU needs three-quarter is a common corner-cutting we find on unpermitted conversions.
  • Electric panel trips or outdoor circuits fail during wet weather. The conduit below grade is either cracked, not buried to the 18-inch minimum, or the panel bonding was skipped. James Hardie siding is non-combustible, which helps, but the electrical rough-in still has to be right before the exterior goes up.
  • The bottom course of James Hardie siding is dark, chalky, or swelling. This is the classic 6-inch clearance violation. In Los Angeles, where many ADUs sit on narrow side-yard setbacks barely wider than the structure, we see owners and contractors cheat the clearance to save space, and the siding wicks moisture from grade.
