Mighty Buildings Junior ADU & Interior Conversion in Los Angeles: What to Know First
A junior ADU or interior conversion built around a Mighty Buildings system in Los Angeles typically costs $85,000-$165,000 all-in, drawings through final inspection, depending on whether you’re converting existing conditioned space or adding square footage. That’s a written price, locked before we start, per Haven Standard Clause 1. If you own a Mighty Buildings structure and want to carve a JADU out of underused interior space, or convert a basement, above-garage area, or attached addition into a legal rental unit, we handle the drawings, the permit set, and the construction under one contract.
We’re independent of Mighty Buildings. We specify, coordinate, and build around their panels and modules. Call (971) 497-2402 and you’ll reach a live person, not a queue.
How Mighty Buildings Products Fail - and How We Fix Them
Mighty Buildings panels are a different animal from stick framing. The failure modes are specific, and most of them trace back to how the panels were installed, not the panel itself. Here’s what we see in the field.
- Panel joint movement at the ceiling line. The Mighty Kitchen and Mighty Duo lines use composite panels that expand and contract at a different rate than the steel connectors between them. In Los Angeles, where summer attic temps routinely hit 140°F and winter nights drop into the 40s, we regularly see hairline cracks along the panel seams within the first three years. The fix isn’t caulk, it’s re-taping the joint with an elastomeric mesh and re-floating with a flexible compound. Caulk just re-cracks in a season.
- Interior partition wall connections to the panel shell. Mighty Buildings exterior panels are dense and smooth. Standard drywall screws don’t bite the way they do in wood studs, so interior partition walls between a main house and a JADU sometimes pull loose at the top track. We open the wall, install engineered connectors sized for the panel’s load rating, and re-fasten. No mystery, just a fastener spec issue.
- Vapor drive in above-garage conversions. A Mighty Buildings module over an uninsulated garage traps moisture differently than a stick-framed room. Warm air rises through the garage ceiling, hits the underside of the panel floor system, and condenses. We see efflorescence on the panel underside and damp insulation. The fix is a vapor barrier on the garage-side ceiling plus mechanical ventilation in the garage itself, which most original installs skipped.
- Window and door rough openings shifting slightly. The Mighty House and Mighty ADU lines ship with factory-cut openings, but transport and site movement can shift them by an eighth of an inch or more. That’s enough to make a door bind or a window leak around the flashing. We re-square the opening, re-flash, and re-hang before finishing the interior. It’s a two-hour correction that prevents a $4,000 water damage claim later.
- Electrical chase alignment across panel joints. The conduit chases in Mighty Buildings panels should line up across joints, but on more than a few Los Angeles jobs we’ve found misalignment of up to half an inch. Running wire becomes a fight, and sometimes an electrician notches the panel to force it. We don’t do that. We pull the drawing, locate the chase correctly, and route surface-mount raceway where the original chase simply doesn’t work. The panel stays intact, which matters for your warranty.
Our Mighty Buildings Junior ADU & Interior Conversion Process

A Mighty Buildings interior conversion in Los Angeles follows the same sequence every time. No improvisation, no day-of surprises.
- 1
Site walk and measurement. We measure the existing space, verify the panel layout against Mighty Buildings’ as-built drawings, and document everything with photos. You receive that photo record as part of the job file.
- 2
Written scope and price. Within about a week, you get a written line-item price covering drawings, permit set, construction, and the 365-Day Done Right Promise. That number doesn’t move unless you change the scope.
- 3
Permit set. We draw the JADU or conversion to LADBS standards, including the panel system’s specific connection details. Nadia Ellery’s team is known for getting these through first-pass, no resubmittals.
- 4
Build and finish. We cut openings where the plan requires, frame interior partitions, run electrical and plumbing, insulate, drywall, paint, and trim. Every visit includes a documented photo record.
- 5
Closeout walk. We walk the finished unit with you, compare every dimension against the permit set, and provide a written warranty. If something isn’t per the drawings, we fix it under the 365-Day Done Right Promise.
What Mighty Buildings Junior ADU & Interior Conversion Costs in Los Angeles
Here are the ranges we quote most often for Mighty Buildings work in Los Angeles. These are all-in numbers: drawings, permits, construction, fixtures, and final inspection.
- Interior JADU conversion from existing conditioned space: $85,000-$115,000. This assumes the room already has a window, a closet, and access to plumbing. If we’re adding a kitchenette or separate entrance, it trends toward the top of the range.
- Above-garage ADU conversion of a Mighty Buildings module: $110,000-$145,000. The garage below needs the vapor and ventilation work described above, and the stair access usually adds structural work.
- Attached addition ADU with Mighty Buildings panels: $135,000-$185,000. New panel walls, foundation tie-in, and full utility runs. The price depends on how much panel customization is needed.
- Basement ADU conversion: $95,000-$130,000 if the basement is full-height and dry. If we’re waterproofing or lowering the floor, the number goes up and we’ll tell you by how much before you sign anything.
What moves the price: plumbing distance from the main line, panel condition after transport, whether the city requires a setback variance (the extra distance between the unit and the property line), and the electrical service size at the panel. We’ll name those line items on your written estimate, not bury them in a lump sum. Call (971) 497-2402 and we’ll put the number in writing.
Why Los Angeles Homeowners Call Ellery ADU Studio for Mighty Buildings Work

Ellery ADU Studio has run as a design-build practice since 2015, the year California’s ADU permitting landscape shifted. We’ve designed, permitted, and built more than 900 ADUs since then, every one with a written price before work started and a documented photo record when work was complete.
We also work across the prefab and modular spectrum: Abodu, Cover, Dvele, Boxabl, Plant Prefab, Tuff Shed, and James Hardie. That matters when a Mighty Buildings panel needs a connection detail that echoes another system, or when a client is comparing options and needs an honest comparison. We give you the trade’s real vocabulary, then explain what it means in one clause, so you never sign something you don’t understand.
And because we’re design-build under one contract, there’s no designer pointing at the builder when a panel detail doesn’t match the drawings. The drawing either satisfies the inspector or it doesn’t. Let’s make sure it does.
FAQs
It can, if the work compromises the panel system or its connection details. We reference Mighty Buildings’ as-built drawings, avoid cutting into load-bearing panel sections, and document everything. The original warranty is between you and Mighty Buildings. Our 365-Day Done Right Promise covers our work in writing, separate from whatever the manufacturer offers.
Most interior conversions take 10 to 14 weeks from first walk to final inspection, depending on LADBS review times and material availability. Above-garage and basement conversions run longer, typically 14 to 18 weeks. The timeline is in your written scope, not an estimate.
Where the panel itself needs repair, we use OEM-spec materials so the system stays within its original engineering. For interior finishes, connectors, insulation, and mechanical systems, we spec quality aftermarket products that meet or exceed the original spec. Every part choice is listed on your written estimate.
Usually no. Interior conversions involve dust, electrical shutdowns, and open walls. If the unit is detached, we can phase the work so you stay in the main house. If it’s attached, expect the unit to be unoccupied for the bulk of the build.
We see this more than you’d think, especially on early Mighty Buildings installs in Los Angeles. We document the deficiencies with photos, bring them to you before we do anything, and include corrective work in the written scope. You’ll know the cost before we touch the first panel. Call (971) 497-2402 for a free second opinion if you already have an estimate in hand.
