Mighty Buildings ships wall and roof panels as a kit engineered to a specific foundation and utility layout. We work with the full current lineup: the Studio units (300 to 500 square feet), the one-bedroom and two-bedroom Accessory Dwelling Unit models, and the Flex line used for detached offices. The site requirements don’t change much between models. What changes is the foundation spec: Mighty Buildings slabs need tighter flatness tolerances than a standard residential pour because the panel joinery is unforgiving. A slab that’s three-quarters of an inch out of level across a 40-foot run translates into visible panel seams and weather sealing failures within the first two years. We measure to an eighth of an inch before the pour and again before the panels arrive.

If you’re replacing an existing utility connection on a Mighty Buildings unit that’s already standing, the relevant document is the as-built utility map from your original permit set. If you don’t have it, we pull it from LADBS records during our site assessment. The common compatibility gotcha with these units is the electrical service: Mighty Buildings panels arrive pre-wired for a 200-amp service in most LA installations, but older infill lots in Silver Lake, Echo Park, and West Adams frequently have 100-amp panels at the street. The upgrade isn’t optional, it’s code, and it’s a line item we flag in the written quote rather than discovering mid-trench.

  • Persistent slab moisture or efflorescence at panel bases. The white, chalky residue on interior lower wall panels means water is wicking through the slab or the perimeter seal. The cause is usually missing or failed capillary break during original site prep, a common shortcut on fast-tracked installs.
  • Slow drains in the kitchen or bath that don’t clear with standard snaking. In Los Angeles clay soil, improperly bedded sewer laterals shift and develop belly sags. Water pools in the low point, solids collect, and the drain slows over time. Camera inspection confirms it in under an hour.
  • Voltage flicker when the mini-split compressor kicks on. This indicates undersized conductors between the panel and the unit, or a compromised neutral at the utility connection. On Mighty Buildings units with all-electric appliances, the load profile is heavier than a conventional ADU of the same size.
  • Exterior grade settled below the panel bottom track. When soil pulls away from the base and reveals the panel bottom track, water pools against the wall assembly during LA’s winter storms. The fix is regrading and, in some cases, a drain strip retrofit along the affected wall.
  • Water pressure drops noticeably when a second fixture runs. Mighty Buildings units are plumbed with smaller-diameter PEX supply lines than some older local homes. If the pressure regulator at the meter wasn’t adjusted for the ADU’s fixture count, two fixtures running simultaneously will starve both.

What you can safely do: check your water pressure at a hose bib with a gauge (anything above 80 psi needs a regulator adjustment), look for settled exterior grade after heavy rain, and note whether drains slow in wet weather versus dry. Those observations are useful when we walk the site and they cost you nothing.

What you shouldn’t do: dig trenches for sewer or electrical repair yourself. Los Angeles requires utility locates before any excavation, and hitting an unmarked gas service in an older neighborhood is a risk no homeowner should carry. Hand-digging around a live 200-amp service lateral is not a weekend project, and neither is re-leveling a slab under an occupied Mighty Buildings unit.
