Plant Prefab New Detached ADU Nationwide

Plant Prefab New Detached ADU: The Los Angeles Owner’s Guide

We stock and install Plant Prefab-compatible parts for new detached ADUs throughout Los Angeles, with typical installed component replacements running $850-$4,200 depending on the system and scope. Most owners discover a failing part the same way: a door that no longer seals, a mini-split that cycles but doesn’t cool, or a utility connection that trips a breaker during the first heat wave after install. The good news is that Plant Prefab’s modular assemblies are well documented, which means we can identify the exact part, match it to your unit’s build sheet, and price the fix in writing before any work starts.

We’re an independent design-build studio, not affiliated with Plant Prefab, which means we’re free to recommend the OEM part or a better aftermarket equivalent, whichever actually serves your unit.

Which Plant Prefab Models This Applies To

Plant Prefab’s current Los Angeles inventory falls into a few recognizable series: their standard living units (studio, one-bedroom, two-bedroom configurations), the Plant Panels system for custom assemblies, and their accessory structure lines. The parts that most often need replacement are not the panels themselves, but the integration components: the mechanical connections at the utility wall, the window and door flashing assemblies that get stressed during transport and seismic settling, and the factory-installed HVAC and electrical terminations.

Here’s the compatibility gotcha most owners don’t know: Plant Prefab’s units produced before 2020 used a different manufacturer for their factory-installed mini-split line sets than units produced after 2020. The part numbers look nearly identical, but the refrigerant fittings are not interchangeable. If you’re holding a 2019 unit and a 2021 replacement part, it won’t mate. We match by the serial number plate on your unit’s mechanical closet door, not by visual similarity.

For most replacement parts, we specify OEM when the component is still under the Plant Prefab factory warranty, because installing aftermarket parts can void what remains of that coverage. Once the warranty has lapsed, we’ll often recommend a commercial-grade equivalent that lasts longer in Los Angeles’s specific climate: dry heat that bakes roof flashing, UV exposure that degrades exterior seals faster than any coastal city, and the occasional Santa Ana dust event that clogs factory-standard filters within a season.

Signs Your Plant Prefab New Detached ADU Is Failing

Signs Your Plant Prefab New Detached ADU Is Failing
  • Door or window no longer closes cleanly. Modular units settle differently than stick-built structures, and a door that binds at the top corner usually means the unit’s leveling shims have shifted or compacted. This is a foundation-to-module interface issue, and it’s usually a half-day fix before it becomes a frame stress problem.
  • Mini-split runs but doesn’t cool. In Los Angeles, this is often a refrigerant slow-leak at the factory connection rather than a failed compressor. The factory braze joints are the weak point, especially on units that were craned into place. We pressure-test every connection before replacing anything.
  • Breaker trips on the utility wall. Plant Prefab’s factory panel wiring is generally solid, but the flexible conduit connections at the module-to-site junction can work loose during transport. A loose neutral here doesn’t just trip a breaker; it can damage appliances over time.
  • Musty smell near the baseboard. In a city that gets most of its rain in eight weeks, a failed exterior seal shows up as a smell, not a puddle. By the time water is visible on the floor, the subfloor assembly has been wet for weeks.
  • Gap between the module and the exterior deck or stairs. This is a classic sign the unit has settled unevenly since install. It’s also the one that gets ignored, and it’s the one that costs the most when the gap reaches the point where water tracks back toward the rim joist.

Replacement Cost & What’s Included

In Los Angeles, installed replacement parts for a Plant Prefab new detached ADU typically run:

  • Door or window re-flashing and re-seal: $850-$1,600 per opening, depending on access and the extent of the existing flashing damage.
  • Mini-split repair or replacement: $1,400-$3,800 depending on whether the existing unit is repairable or needs replacement, and the line set condition.
  • Electrical junction repairs: $600-$1,450 per connection point, including the documentation we provide showing what was found.
  • Re-leveling and shim replacement: $1,200-$4,200 depending on how many points need adjustment and whether the original shims were left accessible.

Every quote is a written line-item price before any work begins, under Haven Standard Clause 1. That price includes the part, the labor, the permit work if required, and our documented photo record of what we found and what we replaced. No door-side upsells, no scope creep, no surprises at the final invoice.

If you’re comfortable reading a serial plate and checking for visible gaps or loose connections, that’s a useful first step and it costs you nothing. But we’d draw the line at anything involving refrigerant, electrical terminations, or the module-to-foundation interface. A mini-split that’s been opened by someone without the right tools and licensing will fail again, and it’ll fail in August when you actually need it. An electrical connection that’s been “tightened” by hand is still loose.

That’s why we document everything. If you’d rather not open the panel yourself, call (971) 497-2402 and we’ll send someone who knows exactly what to look for on a Plant Prefab unit.
