Plant Prefab Site Prep & Utilities: The Los Angeles Owner’s Guide

Site prep and utilities work for a Plant Prefab ADU in Los Angeles typically runs $28,000 to $65,000 depending on what your lot actually requires: trenching depth, panel capacity, sewer lateral condition, and whether LADBS wants a soils report. The number is not a mystery, and it should not be a surprise. We write it down before anything gets dug.

Most owners discover a site prep problem the same way: the prefab unit is scheduled, the deposit is paid, and a civil engineer or utility inspector flags something nobody mentioned during the sales call. A 4-inch sewer line that’s actually 60 years old. A panel that’s maxed out with no room for a 100-amp subfeed. A slope that needs a retaining wall before the crane can even set the modules. The prefab part is predictable; the ground underneath it usually isn’t.

Since 2015, our design-build team has handled the site work side of Plant Prefab installs across Los Angeles, from Silver Lake to Westchester to the Valley. We specify the utility routing, pull the permits, manage the trenching and backfill, and document every step with photographs you actually receive.

Which Plant Prefab Models This Applies To

Plant Prefab currently builds two primary lines: the LivingHome series (custom and semi-custom, panelized construction) and the Plant Panels system used in their multi-unit and accessory dwelling unit projects. Site prep requirements differ meaningfully between them. LivingHome units arrive as prefabricated panels and modules that get craned and assembled on-site, which means the foundation tolerances are tighter: we’re typically holding slab flatness to within 3/8 inch over 20 feet. Plant Panels, by contrast, go up stud-by-stud on a conventional foundation, so standard residential slab specs usually apply.

The compatibility gotcha we see most often is not the structure; it’s the utility stub-out locations. Plant Prefab’s standard panelized designs locate the main electrical service entrance and water supply entry on a specific wall, and if the site contractor places those stubs based on a generic ADU layout rather than the actual Plant Prefab shop drawings, you’re looking at surface-mounted conduit or a jackhammered slab to correct it. We pull the Plant Prefab utility schedules before we dig anything. That’s the part that keeps your installation crew from cursing on day one.

On the OEM-versus-aftermarket question: for site prep and utilities specifically, there is no Plant Prefab OEM part to buy. You’re buying labor, materials, and coordination. The material spec (conduit size, wire gauge, pipe diameter) is driven by Los Angeles code and your specific load calculation, not by Plant Prefab’s catalog. That said, we do coordinate directly with Plant Prefab’s project managers when a client’s unit is on order, because their delivery sequencing affects when your trench has to be inspected, backfilled, and ready for crane pads. Miss that window and you’re paying for crane standby time.

Signs Your Plant Prefab Site Prep & Utilities Is Failing

You might not have a failing part yet. You might have a site that was never properly prepared in the first place. Here’s what we find when we’re called out to diagnose:

  • Low water pressure at the ADU while the main house is fine. This usually means the supply line was branched off an undersized existing run instead of a dedicated 1-inch feed. In Los Angeles, DWP pressure varies by neighborhood; hillside lots in Echo Park or Mount Washington often need a pressure-reducing valve and sometimes a booster pump.
  • Breaker trips in the main panel when the ADU’s heat pump kicks on. The panel was never upgraded, or the ADU was fed with too small a conductor for the run length. Voltage drop over 100 feet is real. We size wire for the actual distance, not the shortest path on a site plan.
  • Sewage odor near the ADU after heavy rain. Los Angeles has thousands of clay sewer laterals from the 1950s and 1960s, and root intrusion is chronic. If your ADU’s waste line was tied into a compromised lateral, you’ll smell it before anything backs up. A camera scope tells you in 20 minutes.
  • Standing water against the ADU foundation or under the structure. This is a drainage and grading failure, often on lots where the ADU was placed in a rear yard that originally sloped toward the house. If water pools after a normal Los Angeles winter rain, the site prep was incomplete.
  • Cracks in the slab or settling at the corners. On fill soil or unengineered cuts, the slab moves. Los Angeles lots near the base of hillsides frequently have undocumented fill from decades-old grading. A soils report is the only way to know whether you needed piers or a thickened edge.

Replacement Cost & What’s Included

For a Plant Prefab ADU site prep and utilities package in Los Angeles, here’s the range we actually quote on, written into the contract before we mobilize:

Scope Item Typical Range (Los Angeles)
Electrical service upgrade and ADU subpanel feed $6,500 - $14,000
Water service line and sewer lateral (new or replacement) $8,000 - $22,000
Grading, excavation, and foundation/slab work $12,000 - $35,000
Drainage and retaining (if required) $3,500 - $18,000
Permits, inspections, and site documentation $2,500 - $6,000

What drives the range: dirt quality (native soil versus fill versus rock), trenching depth for sewer (Los Angeles requires 12 inches minimum cover below grade, but depth-to-main varies by street), panel capacity (a 100-amp upgrade is a different job than a 400-amp service change), and whether DWP needs to be involved for a new service drop. We hand you the line items. Under Haven Standard Clause 1, the written price is the price.

Every site prep and utilities package includes the LADBS permit set, the photo record from every phase, and our 365-Day Done Right Promise: if the work doesn’t match the permitted drawings, we make it right.

Trenching and utility work is not a weekend project. Electrical panel work and sewer lateral replacement are legitimately dangerous: a live panel can kill you, and a trench over 4 feet deep without shoring can collapse before you can react. That’s not a scare tactic; it’s OSHA 101.

What you can do safely: walk your lot after a rain and note where water pools. Find your main panel and confirm the amperage label. Locate your sewer cleanout and note whether it’s accessible. That information helps us give you an accurate written price faster. What you should not do: open a panel, dig near marked utility lines, or attempt any portion of a sewer tie-in yourself.
